Listed Sector Valuation Benchmarks
Cap rate and discount rate benchmarks published by the largest JSE-listed property funds (Emira, Octodec, Dipula, SA Corporate and Castleview), drawn directly from each fund’s most recent Integrated Report and Annual Financial Statements (IFRS 13 fair value hierarchy / Note 29-style disclosures). These are the assumptions each fund’s own independent external valuers applied to their own property portfolios at their respective financial year ends — useful as a cross-check against SAPOA data and your own market evidence, not a substitute for a property-specific valuation.
Figures shown are as disclosed by each fund for its own portfolio and financial year end (dates vary by fund — see the Fund / FY End column). Ranges reflect variation across individual properties within a sector; weighted averages are by property value where disclosed. Where a fund values a sector by direct income capitalisation rather than discounted cash flow, no discount rate applies and this is noted. This table will grow over time as further Integrated Reports and AFS are reviewed — new funds and later reporting periods are added to the underlying data source without changing this page.
