VALUATION OF…

Orchards, Vineyards & Permanent Crops

Permanent plantings as depreciating capital assets — establishment cost, a non-bearing period, a productive life, and an age curve that drives value.

Content status: Methodology and evidence log — Sources, Caselaw and Market Information are added incrementally.

Methodology

Properties under permanent crops are valued by components: the land at its underlying value, and the plantings as depreciating capital assets whose worth depends on cultivar, age and condition. A young orchard carries establishment cost but no income; a mature block carries its remaining productive life; an over-aged block may contribute little beyond the land and can represent a replanting liability rather than an asset. The Income Approach — a discounted cash flow across the remaining life of each age group, or a capitalisation of sustainable orchard income — is the primary test of the plantings’ contribution, with going-concern sales of comparable planted properties as the market check.

Under the Big Five framework the income-generating unit is the planted hectare of a given cultivar and age, and each materially different block is analysed separately. Potential gross income follows from attainable yield at the prices realised for the class and market destination of the fruit; normalisation must deal with the age-yield curve, cultivar risk — a variety falling from market favour loses value ahead of its agronomic decline — and seasonal variability; and expenses include the full orchard cost structure through establishment, non-bearing and bearing phases, for which published industry crop budgets and tree census data provide an objective frame. Income attributable to packing, processing or marketing enterprises conducted on the property belongs to the business, not the land, and must be separated.

The dominant drivers are cultivar, age profile and water security, in that order of how often they are misjudged. Published industry statistics record plantings by cultivar and age for the major deciduous, citrus, table grape and wine grape industries, which allows a subject property’s age profile to be placed in its market context. The apportionment of a going-concern sale between land, plantings, water and movables requires professional judgement, and the basis adopted should be disclosed in the report.

Caselaw

Case law, regulatory rulings and expert-determination disputes relevant to valuing this asset class. Each entry cites its source and summarises the practice implication for valuers — this is not investment, financial, or legal advice.
