Retail Warehouse
Big-box and bulk retail formats, valued on exposure, parking ratio, and trading density.
Content status: Methodology and evidence log — Sources, Caselaw and Market Information are added incrementally.
Methodology
Retail warehouses (big-box format retail) are valued primarily on an income basis. Where let to a single national tenant, the Income Capitalisation Method generally applies; where multiple units with varying lease terms exist on one site, the Discounted Cash Flow Method is preferred.
Under the Big Five framework, each big-box unit is treated as a separate Income Generating Unit, together with any external bulk storage or yard area. Contract rental is compared to market rental for comparable big-box space in the same retail node, a vacancy allowance and normalised operating expenditure are applied, and the capitalisation rate reflects the strength of the national tenant covenant and the weighted average lease expiry across the site.
Tenant covenant and remaining lease term are the dominant value drivers for retail warehouse property. A Direct Comparison cross-check on a rate per square metre of GLA, drawn from sales of comparable big-box retail, should be used to test the primary valuation.
Caselaw
Case law, regulatory rulings and expert-determination disputes relevant to valuing this asset class. Each entry cites its source and summarises the practice implication for valuers — this is not investment, financial, or legal advice.
