VALUATION OF…

Golf Courses

Golf courses and estates, valued on land extent, improvements, and operating income where let.

Content status: Methodology and evidence log — Sources, Caselaw and Market Information are added incrementally.

Methodology

Golf courses are specialised, operational properties with few direct market comparables. Where trading income (green fees, membership and ancillary revenue) is available, the Profits Method or Income Capitalisation applies; where such income cannot be reliably attributed to the property, the Cost Approach (Depreciated Replacement Cost) of the course and clubhouse improvements, combined with a Direct Comparison land value, is the primary method.

The Big Five framework is adapted accordingly: the Income Generating Units are the course itself, the clubhouse, and ancillary facilities such as the pro shop and driving range; ‘contract versus market’ income is reinterpreted as actual trading performance against stabilised trading potential for a course of similar standard and membership base; and the discount or capitalisation rate applied reflects the limited liquidity and specialised nature of golf course assets.

Because sales evidence of operating golf courses is scarce, a DRC-based cross-check of the land and improvements, supported by any available trading evidence, should be used to test the primary valuation.

Caselaw

Case law, regulatory rulings and expert-determination disputes relevant to valuing this asset class. Each entry cites its source and summarises the practice implication for valuers — this is not investment, financial, or legal advice.

The Evidence Log is for VDH Members
