Truck Yards

Methodology
Truck yards and logistics staging facilities derive most of their value from land rather than improvements, and are typically valued using the Income Capitalisation Method applied to a market rental expressed on a rate per square metre of hardstand area.
Applying the Big Five framework, the principal Income Generating Unit is the hardstand or yard area itself, with any office, ablution or workshop component treated as a secondary unit. Contract rental is compared to market rental for comparable yard space in the same logistics node, a vacancy allowance is applied with regard to demand for staging and depot space, and the capitalisation rate reflects security infrastructure, access and tenant covenant.
Because improvements are minimal, a Direct Comparison cross-check on a rate per square metre of total yard area, drawn from sales of comparable sites, is generally the most reliable test of the primary valuation.
Caselaw
Case law, regulatory rulings and expert-determination disputes relevant to valuing this asset class. Each entry cites its source and summarises the practice implication for valuers — this is not investment, financial, or legal advice.
